You contribute part of the purchase price from your own funds and an approved bank or financing provider supplies the balance. The property is then registered as security for the lender until the borrowing has been repaid and the charge is released.

Therefore, the first number to understand is not simply the price of the property. It is the combination of:

  • the property's agreed purchase price,

One of the most important distinctions is whether you are a UAE resident when you apply.

UAE residents

Resident applicants generally have access to a broader range of products because lenders can assess UAE employment, local banking history and domestic credit information more easily.

That does not mean every resident will be approved. Income level, employment type, age, existing commitments and property value still matter.

Non-resident buyers

It is possible for some people living outside the UAE to obtain property lending in Dubai. However, availability is lender-specific and the criteria are often more selective.

How much deposit do you need for a property in Dubai?

Your required cash deposit is closely connected to the loan-to-value ratio, usually shortened to LTV.

If a bank provides 80% of an eligible property value, you must fund the remaining 20% yourself. However, that does not mean 20% is your total cash requirement because registration charges and other transaction costs sit on top.

Current Central Bank LTV framework for expatriates

Under the current UAE Central Bank mortgage rules, an expatriate buying a first home for owner occupation can have a maximum LTV of 80% where the property value is below AED 5 million. Other categories can have lower regulatory ceilings.

Note: Think of the Central Bank percentage as the outer boundary. Your actual bank may impose a lower limit, particularly for non-residents, investment purchases or properties outside its preferred criteria.

There is another important detail. A lender normally commissions its own valuation. If you agree to pay AED 2 million but the bank values the property lower, the lending calculation may be based on that lower figure. You would then need more cash than originally expected.

Gotcha: Do not calculate your deposit only from the estate agent's asking price. A valuation shortfall can increase the amount of cash required at completion.

When comparing offers, look at:

  • the initial interest or profit rate,
  • how long that rate lasts,
  • the rate or formula that applies afterwards,
  • the arrangement or processing fee,

  • the monthly repayment at a less favourable future rate.

Developer payment plan

  • You make staged payments directly under the developer's sale structure.
